March's finalized data reported the typical value of a home in the county to be $140,000—down 12.5% over the previous 12 months. For comparison, state-level data pegged home values at $464,200 in Virginia for the most recent reporting period. That number is expected to float around $472,400 in April.
Lee County had 11 new listings and 17 listings that went under contract in March, and this decreasing trend left the area's total available inventory at 60—down 10.45% from the previous month. Inventory is projected to decrease in April.
Of those 60 active listings, 30.0% reduced their price in the month of March. The median listing price for homes in Lee County fell 33.33% from February to March, bringing the current median listing price to $150,000. Based on projected data for April, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In March 2026, the median time for a listed property to go pending was 123 days, compared to 143 days in March 2025. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this April.
