June’s finalized data reported the typical value of a home in the city to be $855,000—up 7.55% over the previous 12 months. For comparison, county-level data pegged home values at $810,000 in Loudoun County for the most recent reporting period. That number is expected to float around $827,500 in July.

Loudoun Valley Estates had 8 new listings and 18 listings that went under contract in June, decreasing the area’s total available inventory to 20—down 37.5% from the previous month. Inventory is projected to have further decreased in July.

Of those 20 active listings, 30.0% reduced their price in the month of June. The median listing price for homes in Loudoun Valley Estates grew 10.26% from May to June, bringing the current median listing price to $757,500. Based on projected data for July, listing prices may continue to grow.
