October’s finalized data reported the typical value of a home in the county to be $450,000—up 37.4% over the previous 12 months. For comparison, state-level data pegged home values at $467,200 in Virginia for the most recent reporting period. That number is expected to float around $473,350 in November.
Madison County had 21 new listings and 23 listings that went under contract in October, increasing the area’s total available inventory to 47—up 11.9% from the previous month. Inventory is projected to have further increased in November.
Of those 47 active listings, 14.89% reduced their price in the month of October. The median listing price for homes in Madison County fell 2.86% from September to October, bringing the current median listing price to $475,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
