Inventory in Greene County tightened slightly in July, with about 108 active listings, up notably from a year ago but down from June. Contract activity shifted as homes sold rose more than 20 percent year over year to 28, even as pending sales slipped nearly 9 percent compared with last July.
Pricing has been moving upward over the past year, with the typical home value climbing almost 32 percent year over year to around $459,000, outpacing the statewide median of about $448,000. List prices, however, are down more than 20 percent from last year, suggesting sellers are adjusting expectations even as the average sale-to-list ratio ticks just above 100 percent.
Time on market has lengthened considerably, with the median days on market jumping to about 40 days and increasing sharply from a year earlier. Even with that slowdown, months of supply is around 2.5, far below last year’s level and tighter than Virginia overall at roughly three months, so conditions still lean toward sellers.
