Orange County is currently tilted toward sellers, with a seller’s market gauge and 3.5 months of supply, yet conditions are more balanced than in Virginia overall, which sits at 2.6 months. Home values are fairly steady, as the typical home value is about $416,700 and has barely changed year over year, while the average sale-to-list ratio sits just under 100 percent.

In May, inventory expanded and buyer activity stayed solid, helping explain the moderate seller advantage. Active listings are up about 16 percent from a year ago, and pending sales have also increased compared with last year, even as new listings slipped slightly month over month and year over year.
