Year over year in August 2026, Benton County’s typical home value slipped by more than 6 percent even as the median list price ticked a few percent higher, pointing to more cautious pricing at closing. Compared with the rest of Washington, local prices sit well below the state’s typical sale price, which is just under $600,000 and also slightly lower than a year ago.

Inventory has grown modestly, with active listings up around 5 percent from last year, while months of supply has fallen nearly 19 percent to about four months. Homes are also selling faster than a year ago, as the median days on market dropped by about 13 percent to 42 days, signaling that well‑priced properties are still finding buyers at a steady clip.

In the latest month, sales activity strengthened with homes sold up just over 7 percent year over year and pending sales rising about 4 percent. At the same time, only about 16 percent of homes closed above list price and the average sale‑to‑list ratio hovered near 99 percent, suggesting a market where negotiation matters on both sides.
