Year-over-year, Chico’s rolling three-month numbers show cooling prices but much stronger activity. The typical home value is down a bit from last year, slipping about 3 percent, while the median list price has fallen more sharply, dropping more than 18 percent. At the same time, homes sold and pending sales are both up more than 50 percent and 300 percent respectively, signaling that more buyers are engaging at these lower price points.

In the latest rolling three-month period ending in May 2026, buyers are seeing more options, with active listings up roughly 167 percent compared with a year earlier. New listings have surged as well, rising about 151 percent year over year, which adds fresh inventory to the market.

Homes are also moving more quickly than they did a year ago, with the median days on market falling dramatically to just 21 days. Supply has tightened to about 2.7 months, down significantly from last year and consistent with Chico’s classification as a seller’s market. Despite lower prices, only about 11 percent of recent sales closed above list, and the average sale-to-list ratio is essentially at parity around 100 percent.
