Year-over-year, Clark County’s typical home value has edged down slightly even as listing prices have climbed a bit, indicating sellers are still testing the market. Compared with the rest of Washington, local prices sit below the state’s median sale price, giving buyers here somewhat more relative value.

In the latest June 2026 data, homes sold jumped sharply from a year ago while new listings also increased, pointing to more movement on both sides of the table. Inventory has grown modestly over the past year, yet months of supply is notably lower than a year earlier, keeping conditions tilted toward sellers.

Buyers are seeing homes spend about 27 days on the market now, far shorter than a year ago, while roughly a third go off-market within two weeks.
