Year-over-year, Clark County’s home values and asking prices have eased slightly, with the typical home value and median list price both down a bit from last April. At the same time, pending sales are up more than 11 percent and homes sold are roughly flat, suggesting that buyer demand is still present even as prices soften.

In the latest monthly snapshot for April 2026, inventory expanded, with active listings up nearly 10 percent from March and months of supply edging up to 2.9. More options are meeting that demand, as new listings jumped over 20 percent month-over-month, while the share of homes selling above list price rose to about one in four.

Homes are taking longer to sell than they did a year ago, with median days on market up sharply year-over-year even after ticking down from March to 30 days. Compared with the state as a whole, Clark County’s typical home value remains below Washington’s median, and local supply is a bit tighter than the statewide 3.3 months, so conditions still lean toward sellers despite softening prices.
