Woodland’s rolling three-month snapshot shows notable shifts from a year ago. Typical home values are down compared with last June, with the median sale price falling about 15 percent year over year. At the same time, the number of homes sold has jumped nearly 78 percent, indicating much more closed activity than a year back.

Inventory has expanded significantly in this rolling period, with active listings up about 42 percent year over year and months of supply rising to roughly five months. Buyers now have more options to compare, yet pricing power has not disappeared, as the average sale-to-list ratio is just above 100 percent and nearly 46 percent of recent sales closed above asking.

Conditions within the latest three-month window also look very different from early 2026. Homes are moving much faster than in March, with median days on market dropping from 59 to 15, and new listings have surged more than threefold over that stretch. With this mix of softer prices, stronger sales, and expanding supply, the right strategy matters for both sides.
