Inventory in Fircrest has expanded in the latest rolling three-month view, with active listings up about 11% year over year and roughly 44 homes on the market. New listings have risen even faster, jumping about 26% from a year ago, which gives buyers more options than they had last spring. At the same time, months of supply has climbed to about 2.5 months from under one month last year, signaling more breathing room than in past peak-seller periods.

Contract activity is telling a more mixed story. Homes sold and pending sales are both down more than 12% year over year, even as listings grow, suggesting some buyers may be pausing or taking longer to decide in the face of higher prices and borrowing costs.

Prices, however, are still edging higher, with the typical sale price up around 6% compared with a year ago and the median list price rising nearly 14%. Homes that do sell are moving very quickly, with a median of only five days on market, and more than half closing above list price, reflecting an average sale-to-list ratio just under 102%.
