Grayland’s rolling three-month numbers show notable year-over-year shifts in both prices and pace. Typical home values are down about 9% from a year ago, and the median list price has fallen nearly 14% over the same period. At the same time, the share of homes selling above list has risen to about one-third, indicating selective strength for well-positioned properties.
