Manson’s rolling three-month data through May 2026 shows home values have climbed sharply compared with a year ago. The typical home value is up nearly 49 percent year over year, even as median list prices have risen more moderately. At the same time, the number of active listings has increased versus last year, giving buyers more options than before.

Activity has shifted as well, with homes sold over the period down compared with last year, while new listings are up more than 22 percent year over year and pending sales are only slightly lower. The average sale-to-list ratio has inched above 98 percent, and virtually no homes have sold above asking price recently, suggesting buyers may have a bit more room to negotiate even in a seller-leaning environment.
