Wenatchee’s rolling three-month data through July 2026 shows home values edging higher than a year ago while supply has loosened somewhat. The typical home value is up a bit year over year, and the median list price has climbed a bit faster, indicating sellers are testing higher price points. Months of supply is about 16 percent higher than last year, pointing to more options for shoppers than in the recent past.
At the same time, inventory is still relatively tight, with about 2.4 months of supply and just over 200 active listings in this rolling period. Homes are taking longer to sell than a year ago, with the median days on market rising sharply year over year even though the current figure of 18 days still reflects a fairly brisk pace for well-positioned listings.
Recent activity underscores this balance between pricing power and buyer caution. Around 23 percent of homes sold above list over the latest three months, and the average sale-to-list ratio is hovering just below 100 percent, so many properties are closing near asking price. Even though new listings and closed sales are both slightly lower than a year ago, demand continues to meet much of the available supply, keeping Wenatchee in seller’s market territory.
