Homes are valued lower than the broader Seattle area, with a typical home value of about $667,000 compared with $850,000 citywide. Even so, values here have risen over the past year while Seattle as a whole has seen a slight decline.
Prices and time on market help explain why sellers hold the advantage. The median list price sits around $744,000, and values jumped roughly 28 percent month over month, even as list prices edged down about 4 percent. Homes are taking longer to sell, with the median days on market climbing to 43, more than doubling both month over month and year over year, yet nearly 29 percent of recent sales still closed above the asking price.
