Home values in Downtown Seattle have been easing in this rolling three-month view. The typical home value is down more than 13% from a year ago, and the median list price has fallen about 9% year over year, signaling a cooler pricing environment.
Inventory has risen modestly, with active listings up slightly from last year while new listings have actually declined. Homes are taking longer to sell, with median days on market up sharply year over year and now stretching into the mid-70s. More supply and slower sales have pushed months of supply to around 7.9, far above the broader Seattle average of about four months.

Homes sold are down more than 15% compared with a year ago, and pending sales have fallen even more, while only a small share of properties are closing above list price and the average sale-to-list ratio has slipped below 96%. “Our experience in working with Aaron Morrow was exceptional. We first met Aaron at an open house he was hosting, just a couple of doors down from the house we were renting. We sensed a good rapport with Aaron, so we pursued using his services as our real estate agent.
