Home values in Downtown Seattle have pulled back from last year but are edging up month to month. The typical home value sits around $570,000 in February 2026, up 1.97% from the prior month, while the broader city of Seattle is much higher at about $850,000.
List prices are adjusting slightly, with the median list price at $600,000, down 0.83% from the previous month. Homes are taking a bit longer to go under contract than recently, sitting on the market a median of 63 days, a 21.15% increase month over month. Even so, days on market are still down 20.75% compared with a year ago.
Inventory in Downtown Seattle has grown to 246 active listings, up 10.31% month over month, and new listings total 223, though that count is down 14.56% year over year. Pending sales have softened, falling 15.6% compared with last year, and only about 8% of homes are selling above list price, with an average sale-to-list ratio of roughly 0.97.
