July’s finalized data reported the typical value of a home in the neighborhood to be $1,169,000—down 9.63% over the previous 12 months. For comparison, city-level data pegged home values at $889,440 in Seattle for the most recent reporting period. That number is expected to float around $866,670 in August.
Leschi had 50 new listings and 35 listings that went under contract in July, decreasing the area’s total available inventory to 30—down 6.25% from the previous month. Inventory is projected to have further decreased in August.
