Homes are priced below the broader Seattle market, with a typical home value of $685,000 compared to $850,000 citywide. Even with that discount, values have inched up about 1.5% over the past year and jumped more than 10% in the last month.
Several trends help explain why conditions tilt toward sellers right now. Inventory in February stood at 57 homes, up 14% from the prior month but still about 9.5% lower than a year ago, while new listings dropped more than 25% year over year, keeping options limited for buyers. At the same time, pending sales are down about 14%, and homes are taking longer to move, with the median days on market stretching to 65 days, up more than 80% from last year.
Pricing dynamics reflect this push and pull between tight supply and slower demand. The median list price reached $784,500 in February and is projected to edge up to about $801,750 next month, while the typical home value is expected to rise toward $717,500. Nearly 23% of recent sales closed above asking, and the average sale-to-list ratio is essentially at parity at 0.99, suggesting buyers still step up for the right home.
