Months of supply has climbed sharply to around 10, well above Seattle overall at 2.8 months, signaling ample options for buyers. Despite that, homes are not sitting as long as they once did, with the median time on market down to about 23 days.

Pricing is adjusting to this looser inventory picture. The typical home value over the period is roughly $550,000, up about 9 percent year over year, while the median list price has fallen more than 16 percent from a year ago, suggesting sellers are pricing more aggressively to attract interest.

Sales activity shows a mixed pace of demand. Homes sold in the period have dipped compared with a year earlier and pending sales are down more than 30 percent year over year, yet about a quarter of properties still go off the market within two weeks and roughly 10 percent sell above list.
