Inventory in Northeast Seattle has expanded in this rolling three-month view, with active listings up more than 11% year over year to 380 and new listings also trending higher. At the same time, months of supply has climbed to 2.0 from much tighter levels a year ago, indicating more options than before even though conditions still favor sellers.

Contract activity shows a mixed picture, as homes sold have dipped nearly 5% year over year while pending sales are down about 6%. Yet properties that do go under contract are moving quickly, with a median of just 6 days on market and more than 62% going off the market within two weeks in this period.

Pricing has edged slightly softer than last year, with the typical home value down about 4% year over year even as the median list price is up more than 6%. Sellers are still seeing modest leverage with an average sale-to-list ratio around 101% and roughly one-third of homes closing above list, though that share is down from a year ago. Compared with the broader Seattle market, Northeast Seattle’s home values sit well above the citywide median, while inventory is leaner with only 2.0 months of supply versus 2.8 for the city.
