West Seattle’s home values have risen over the past year, up about 5.46% compared to last year. Typical homes are valued around $801,500, a bit below Seattle overall at about $850,000. At the same time, buyers are facing more options, with inventory up 5.23% year over year.
Recent month-to-month shifts show a market that is active but adjusting. In February 2026, the typical home value edged down 0.74% from the prior month while the median list price climbed 3.33% to about $775,000, suggesting sellers are still testing higher price points even as values cool slightly. Homes are taking longer to sell than a year ago, with median days on market up 228% year over year to 41 days, though that’s a small 2.38% improvement from the previous month.
Looking ahead to March 2026, typical values are projected to ease slightly to about $798,500, while the median list price is expected to nudge up to roughly $787,500 and inventory to increase to about 166 homes. Fewer new listings, down 40.86% year over year to 262, and a 33.16% drop in pending sales point to a slower pace even as the market gauge still labels West Seattle a seller’s market.
