Year over year, typical home values in Charleston have edged down about 3.65 percent, landing near $185,000 in March 2026. Inventory is still slightly higher than a year ago, up about 7.92 percent to 109 homes, even though new listings have fallen roughly 14.75 percent. Compared with Kanawha County’s typical value of $175,000, Charleston’s prices sit higher but have seen a milder annual decline than the county’s 7.89 percent drop.
In the latest month, homes were listed at a median price of about $184,450, with prices up around 2.47 percent from February. Buyers are taking longer to commit, as the median time on market reached 46 days, up both 9.52 percent month over month and sharply higher than a year ago, while roughly 29 percent of listings saw a price cut and only 10 percent sold above list.
Even with a seller’s market reading of 23 and about 3.6 months of supply, sellers are often accepting around 93 percent of their list price, with an average sale-to-list ratio near 0.93. Activity stayed steady with 48 pending sales and 52 new listings in March, and projections for April point to a slight dip in inventory to about 103 homes and a modest rise in the median list price to roughly $186,675, even as the projected typical home value softens to $165,000.
