Year-over-year, Hurricane’s rolling three-month numbers show softer prices and slower activity. The typical home value is down about 22% compared with a year ago, and the median list price has fallen by a similar share. Homes sold are also down more than 30% from last year, pointing to fewer closed deals overall.

In the latest rolling three-month period ending in May 2026, the typical home value is about $207,000, with a median list price near $198,000. Conditions still tilt toward sellers with only 1.2 months of supply, even though that’s up more than 40% from a year earlier.

Pace has shifted notably, with median days on market lengthening to 32 days after being just 5 days at the end of 2024, and the share of homes selling above list price dropping from over one-third in late 2025 to about 18% now. At the same time, sellers are still achieving an average sale-to-list ratio just under 99%, and roughly 64% of homes go off the market within two weeks, showing that well-priced properties can move quickly. New listings have increased recently compared with earlier this year, while pending sales are only modestly below last year’s level, suggesting buyers are still active.
