Kanawha County is seeing a relatively lean number of homes for sale, with 272 listings available and 73 new listings added, even as new listings are down sharply from a year ago. Pending sales have slowed compared with last year, dropping more than 45 percent, which means fewer contracts are being signed despite more inventory than a year ago.

Prices are adjusting to this shift in activity, with the typical home value at about $157,500, down 17.32 percent year over year and 10 percent just since last month. List prices, however, have ticked up month over month, with the median list price at $179,900 and projected to reach $184,900, suggesting sellers are still testing higher price points.

Homes are taking longer to sell, now sitting a median of 43 days on the market, up more than 30 percent from last month, and roughly 28.7 percent of listings have had a price drop, while only about 21.95 percent of homes sell above list price with an average sale-to-list ratio of 96.8 percent. Compared with the state of West Virginia, where the typical home value is around $241,000 and edging up, Kanawha County is more affordable but also more price-sensitive as months of supply sit at 3.3 in what is still labeled a seller's market.
