Inventory in Evansville is relatively lean in this rolling three-month view, with about 45 active listings and 2.7 months of supply. Compared with a year ago, supply has risen noticeably, even as homes sold have slipped by around 11 percent. New listings, however, are up sharply year over year, signaling that more homeowners are deciding to put properties on the market.

Pricing has been steady rather than surging. The typical home value is up less than 1 percent from a year earlier, and the median list price is slightly lower than it was a year ago despite a recent month-to-month jump. Sellers are still getting very close to asking price, with an average sale-to-list ratio just over 100 percent and about 45 percent of homes selling above list.

Time on market has shortened significantly compared with last spring, with the median now around a month and a half and nearly 70 percent of homes going off the market within two weeks. Contract activity is holding near last year’s levels, with pending sales only modestly lower year over year.
