Lafayette County is seeing steadier inventory with 43 active listings in August, roughly flat from a year ago. Contract activity picked up, as pending sales climbed about 11 percent year over year and jumped sharply from last month. At the same time, closed sales dropped by nearly half compared with a year earlier, signaling that more deals are in the pipeline than have recently made it to the closing table.
Prices are reacting to this mixed pace of activity. The typical home value reached about $328,000 in August, up more than 70 percent from a year ago and more than 40 percent from July, a much stronger gain than the statewide increase of around 6 percent. Sellers, however, are pricing more cautiously, with the median list price up a more modest 14 percent year over year.
Supply conditions have loosened notably, with months of supply rising to 4.2, more than triple the level of a year ago and above the 3 months seen across Wisconsin, even as the market still leans toward sellers. Homes are taking a median of 46 days to go under contract, similar to last year, and only about 13 percent of sales are closing above list price, down sharply from mid-summer.
