Richland County’s housing market has cooled sharply compared with last year. Typical home values are down significantly year over year, and the median list price has also fallen, dropping about 9 percent. Inventory tells a different story, with active listings jumping more than 60 percent and months of supply surging over 300 percent from a year ago.
In the latest September 2026 snapshot, the median sale price sits at about $189,500, notably below the statewide median of roughly $342,600.
