Shorewood Hills is seeing more homes cycling through the market in this rolling three-month view. Active listings are down about a third from a year ago, yet homes sold have fallen even more, dropping nearly two thirds. Pending sales are also lower than last year, with a decline of about 35 percent, suggesting a slower pace of signed contracts.

Pricing has adjusted amid this cooler activity, with the typical home value down nearly 30 percent year over year and the median list price off about 5 percent. Even with those declines, sellers are still achieving strong results, as the average sale-to-list ratio has edged above 102 percent and roughly three out of four recent sales closed above the asking price.

Conditions have shifted toward a looser environment compared with last year, with months of supply jumping from around one month last June to more than seven months now. Homes are also moving faster than they did at the end of 2025, with median days on market shrinking from nearly 100 days in December to just 17 days in the latest rolling period.
