Fountain Hills real estate Market Report.
Information and statistics on the latest trends in the Fountain Hills real estate market, updated for May 2026. *
Inventory in Fountain Hills has tightened, with 304 homes on the market in March 2026 and levels down about 9% from a year ago. Buyers are still active, as 107 homes went under contract and pending sales have jumped more than 35% year over year.
With homes spending a median of 52 days on the market, selling times have shortened sharply, falling about 34% just since last month. Price adjustments are common, as roughly 35% of listings saw a price drop, yet sellers still hold some leverage with months of supply at 3.9 and a Seller's Market reading on the local gauge.
Prices have been reacting to this push and pull, as the typical home value has risen to about $725,000, roughly 5.8% higher than a year ago and well above the Maricopa County average of $489,990. Looking ahead to April 2026, projections point to a typical home value near $745,750 and a median list price around $747,550, even as inventory is expected to edge down to about 289 homes. In this setting, where homes are selling at about 97% of list price and only around 6% close above asking, Agent Pronto can connect both buyers and sellers with an agent who understands these shifting conditions and can help them navigate their next move.
Market gauge is calculated based on the the number of active listings divided by home sales over the most recently available reporting period.

“Very good service and communication”
“Nicole was excelent! She was very attentive to our needs and responsive to all of our questions. She made the negotiation process so smooth. She was reffered to us through a friend and I will be recommending her to others!”
“I hope all of Agent Pronto's realtors are half as good as Ken Boltz. He was my partner in finding and purchasing my home and a wonderful advocate on my behalf. In almost no time at all, he demonstrated how well he understood my needs and preferences in my next home, he referred me to an excellent loan originator and stayed on top of every aspect of the purchase through to completion. Buying a home is a stressful experience for almost everyone, but with Ken handling the purchase, I had minimal stress, if any. Easily the best home buying experience of my life.”
“Adam Prather and his team were great, thank you!”
“Provided excellent advice, very helpful and pleasant, kept in contact with us and was always available to answer questions.”
“Julie was absolutely wonderful. She was always pleasant, very knowledgeable and I actually enjoyed working with her because she was so thoughtful and kept me informed during the entire process. This is the 4th home I have sold in my life, all four in Arizona, and Julie was the best agent I have ever worked with. She was always available, always ready to do whatever I asked of her, and she kept me very well informed as to what was going on. She was definitely my advocate and was very honest as to what was happening, and what she was doing about it and I appreciated that through the whole process. I also feel she worked hard to get me the best results possible as far as the income from selling my home. I would recommend her to everyone selling their home if they want some who is honest, always available, and a strong advocate for the best price for the sale of their home.”
“Josiah was on top of every situation that came up and made sure I knew and understood every aspect. He was extremely helpful negotiating the price, help with the inspections especially, and overall Knowledge of every intricate part of the process.... From Beginning to the End. Josiah is an All Around Great Guy and is easy to communicate with. He took all of my questions and concerns and helped me with every one of them. I am a first time buyer and had no clue what I was doing. Josiah was very knowledgeable. He was very respectful of my questions and concerns. Josiah made the process very easy and manageable. I have and will continue to recommend Engel & Volkers Gilbert to anyone and everyone who is interested in purchasing a home. Especially will recommend Josiah Krol to Represent them as their Real Estate Agent. Thank you so much for everything. I am so excited to be in my little property/home. It is bright and shiny and there is much peace out here in the country.”
“Dani was great! Patient, knowledgeable and always available to answer any questions we had.”
“Donna Potts was outstanding in every way. A joy to work with.”
“Thank you for the great recommendation, Mary Jo was fantastic!”
“The agent you connected me with, Alisha Wade, was a perfect match! She was wonderful to work with, returned all my calls and really made the process easy! I will recommend Alisha Wade to anyone who wants to buy or sell in this area. And I want to thank Agent Pronto for connecting us. You all are fabulous!”
“Leslie helped us purchase a home in Phoenix sight-unseen. The house exceeded our expectations and worked out perfectly for us. When the time came to sell the property, Leslie priced and listed our home and sold it in less than 30 days. We were fortunate to have used Leslie Gunnell as our Realtor.”
