I only had the pleasure of meeting her once in person with the virus and all but overall I enjoyed meeting her. And working with her to buy my home. I appreciate all the hard work she's done to help us out.

Pam was courteous and kind enough to explain the process to me as this was the first time i have purchased property through a real estate broker. She promptly returned my text and answered my questions.

We could not possibly have asked for better folks than Pam Wooddell and her team. They took care of everything for us while we were miles away. Even through the catastrophic flooding in Wilmington, Pam kept in touch and reassured us about our property. Pam made us feel like family right away and all during the process. Pam let us know step by step what we needed to do and what she was doing in regards to assuring us the purchase of our new home. We were never "in the dark" about what was going on and where she/we were in the process.Pam also was willing to step up and do things, like meet the house inspector, when we were not able. She also is knowledgeable on who to locally recommend for any work that needs to be done in your new home.

She was always on hand to answer questions. If she was not available she let us know when she would be.

Though I never had the pleasure of meeting Pam, you can tell a lot about a person in speaking with them on the phone and corresponding through texts. I certainly felt I came to know her pretty well during the experience of helping my daughter and her family find a new home in the Wilmington area. She gets an A+ from me in all aspects for her thoroughness, dedication to detail, ability to just plain old getting things done , and particularly her patience. Excellent job done, Pam!!!!!

We could not have asked for a better real estate agent or better home-buying experience! Pam went above and beyond throughout our home search, providing insight and guidance throughout the process. We are new to Wilmington, so having an agent who knows the area so well was incredibly helpful! Pam is experienced and it really came through as we turned to her time and time again for guidance. She is so genuine and easy to work with; we felt she truly wanted to get to know us in order to best match us with the right neighborhood and home. In the end, she found us the home of our DREAMS! Pam was never pushy, always patient (so very patient), and was available day and night, 7 days a week to answer questions or help us with the purchase. I normally NEVER fill out surveys, but in Pam's case, and that of Live Oak Real estate in general, I just had to leave my feedback. This team is the most professional and most knowledgeable real estate company and broker that I have ever dealt with in over 20 years of real estate investing.
I have purchased well over 100 properties, both residential and commercial, both bank owned and regular arm's length owner occupant sales, and Pam Woodell and her Live Oak team...Matt, Lissa, and all the rest, are simply fantastic. They are BY FAR the best real estate professionals that I have ever met.
Communication is instant and accessible. Knowledge of the market and property descriptions are accurate and informative. Pam knows her market like the back of her hand so she can give me the answers to the questions that matter to me most.
An example of what I think says the most about Pam and her team is that when I inquire about some property that may be so inexpensive that a commission on the sale would be less than the cost of her team working on the deal, Pam still treats it as if it is a multi-million dollar deal. She cares about me, her client, and ignores the relative value of the deal that I am trying to make. That is rare. She really cares and always has my best interests at heart. She sends me great suggestions for properties that fit my criteria.
Pam and Matt and Lissa have years of experience dealing with every kind of bank and governmental agency with regards to closing a cash sale, as well as normal, loan-based owner occupant sales.
In addition, very few real estate firms have experience in helping clients buy real estate within their IRA retirement accounts. This is a specialized area of expertise that Live Oak offers, which opens a whole new world of investment possibilities for her clients.
In summary, Pam is my first choice, always, when it comes to handling my real estate transactions and I hope she never retires!

We were looking for a "fixer upper" and Pam Wooddell showed us many. We looked at a wide variety in terms of condition and asking price. We made a couple offers, but nothing was falling into place.

When we finally got one under contract, it was at the very low end in terms of cost, and therefore commission. But you'd never know it by the way Pam continued to provide her services, right up to the closing. She proceeded we enthusiasm and professionalism. Pam made us feel that closing this deal was important to her, and also, that WE were important to her!

We would also like to recognize Matt Minneman, her closing coordinator, who kept us informed every step of the way.

We plan to continue investing in real estate, and working with Pam and Live Oak.
