February’s finalized data reported the typical value of a home in the city to be $630,000—down 1.72% over the previous 12 months. For comparison, county-level data pegged home values at $447,540 in New Hanover County for the most recent reporting period. That number is expected to float around $446,690 in March.
Carolina Beach had 49 new listings and 26 listings that went under contract in February, increasing the area’s total available inventory to 213—up 7.58% from the previous month. Inventory is projected to have further increased in March.
Of those 213 active listings, 14.08% reduced their price in the month of February. The median listing price for homes in Carolina Beach fell 8.24% from January to February, bringing the current median listing price to $635,000. Based on projected data for March, listing prices may continue to fall.
