Inventory in Northchase has loosened in the latest rolling three-month view, with about 18 active listings and 3.6 months of supply. Compared with a year ago, supply is up sharply, while active listings are actually down, signaling fewer options but more breathing room than in the past. Contract activity has cooled year over year, as homes sold and pending sales are both down more than 40 percent.
