April’s finalized data reported the typical value of a home in the city to be $540,000—up 2.47% over the previous 12 months. For comparison, county-level data pegged home values at $440,000 in New Hanover County for the most recent reporting period. That number is expected to float around $427,880 in May.

Myrtle Grove had 17 new listings and 16 listings that went under contract in April, decreasing the area’s total available inventory to 36—down 2.7% from the previous month. Inventory is projected to have further decreased in May.

Of those 36 active listings, 50.0% reduced their price in the month of April. The median listing price for homes in Myrtle Grove fell 7.33% from March to April, bringing the current median listing price to $537,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
