Year-over-year, Lawrence County’s housing market has moved notably higher on prices and activity. Typical home values are up more than 12 percent compared with last May, while the median list price has climbed over 30 percent. Homes sold have surged more than 70 percent from a year ago, signaling much stronger closing activity.

In the latest May 2026 snapshot, the typical home value is about $255,000, with a median list price near $304,000. Buyers are seeing more options than last year, with active listings up roughly 25 percent to 106, though new listings dipped from April. Homes are spending a median of 32 days on the market, far faster than earlier in the year, and around 11 percent of sales are closing above list price. The average sale-to-list ratio has improved to about 97 percent, indicating sellers are achieving closer to their asking prices.

Supply has risen to 4.8 months, slightly above the Alabama average of 4.6 months and consistent with Lawrence County’s classification as a buyer’s market. Pending sales are still running more than 20 percent above last year despite a pullback from April, showing continued buyer interest even as inventory builds.
