North Star currently leans toward sellers, with a seller’s market gauge reading of 19. Months of supply sits at 2.2, which is tighter than a balanced market and slightly above Anchorage overall at 1.5 months. Homes are taking longer to sell though, with a rolling three‑month median of 110 days on the market.
Prices in this rolling three‑month view have eased compared with last year, with the typical home value down more than 20 percent year over year to around $275,000.
