Homes in South Anchorage are taking longer to sell, with the median days on market up to about 140 days in March 2026, a jump of 64 percent since last month and nearly 185 percent over the past year. This slower pace on the market shapes how both prices and inventory are behaving.
Home values have adjusted downward, with a typical home value of about $370,000, down 31.8 percent year over year and nearly 10 percent month over month. Median list prices are much higher at around $665,000, and they dipped a bit, falling about 1.5 percent from the previous month. Only about 30 percent of recent sales closed above list price, and sellers on average received just under 99 percent of their asking prices.
Supply in South Anchorage is limited, with only 8 homes on the market in March and 16 new listings, even as pending sales climbed 50 percent year over year. Inventory is projected to shrink further to around 6 homes in April, and the area is still considered a seller's market. Typical home values here are below the broader Anchorage city average of about $410,000, giving buyers some relative value compared to the city.
