Year over year, Coconino County’s typical home value has climbed by double digits, rising about 11 percent compared with last September and sitting well above the statewide median. At the same time, inventory has expanded roughly 7 percent while months of supply has jumped more than 45 percent, reinforcing its current status as a buyer’s market.
In the latest September snapshot, prices moved higher month over month, with the typical home value up about 13 percent and the median list price nearly 9 percent higher than in August. Even with this upward price pressure, the average sale-to-list ratio remains just under 100 percent and only about 11 percent of homes are closing above list price, suggesting buyers still have room to negotiate.
Sales activity has been mixed recently, as homes sold rose almost 19 percent from August while pending sales fell more than 20 percent and new listings dipped slightly. Properties are taking longer to sell on a monthly basis, with median days on market jumping to 71, yet that figure is still a bit lower than a year ago, indicating reasonably steady demand.
