February 2026 brought noticeable month-over-month shifts in Sweetwater Estates. Typical home values moved down about 14% to around $549,900, while the median list price also eased nearly 14% to about $817,450.
Homes are taking longer to sell than a month ago. The median days on market jumped nearly 58% to about 60 days. New listings held at 6, and inventory was flat at 6 homes.
Looking back over the year adds more perspective for Sweetwater Estates. Typical home values are still up about 17% year over year, even as Glendale overall shows a slight 1.62% decline to around $425,000.
