Home values in Coronado have been easing in this rolling three-month view, with the typical home value down nearly 15% from a year ago to about $497,000. List prices, however, are slightly higher than a year ago, suggesting sellers are still testing the market even as closed-sale prices soften.

Inventory has thinned compared with last year. Active listings are down more than 11% year over year, while new listings have also declined. At the same time, pending sales are up about 9% from a year ago.

Homes are moving through the market faster than they did last year, with median days on market dropping to 26 and months of supply rising to 4.4, well above a year ago and higher than Phoenix overall. Only about 18% of recent sales closed above list price and the average sale-to-list ratio is just under 97%, pointing to more room for negotiation than in some past periods. Coronado’s median sale price still sits above the Phoenix citywide figure, even after its year-over-year decline, which highlights its relatively higher price point.
