In February 2026, Rio Vista saw a noticeable month-over-month adjustment, with the typical home value easing to about $580,000, down roughly 3.33 percent from the prior month, while the median list price slipped a bit to around $667,500, a decline of about 1.11 percent. Homes also moved much faster, with median days on market dropping sharply to 29 days, down more than 60 percent from the previous month.
Looking back over the past year gives important context. Typical home values in Rio Vista are still about 4 percent higher than a year ago, even with the recent monthly dip. At the same time, median days on market are down more than 20 percent year over year, pointing to quicker sales than last year.
