March’s finalized data reported the typical value of a home in the neighborhood to be $290,000—down 6.0% over the previous 12 months. For comparison, city-level data pegged home values at $328,000 in Tucson for the most recent reporting period. That number is expected to float around $332,000 in April.
Rancho Valencia had 6 new listings and 6 listings that went under contract in March, increasing the area’s total available inventory to 6—up 20.0% from the previous month. Inventory is projected to have further increased in April.
The median listing price for homes in Rancho Valencia fell 0.47% from February to March, bringing the current median listing price to $316,500. Based on projected data for April, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In March 2025, the median time for a listed property to go pending was 141 days, compared to 231 days in March 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this April.
