Year-over-year, Bend’s rolling three-month data shows a dramatic reset in pricing, with the typical home value down more than 40 percent and median list prices dropping over 60 percent. At the same time, homes are moving far faster than a year ago, as median days on market have fallen over 90 percent to about two weeks.
In the latest rolling period ending in May 2026, inventory has grown, with active listings up more than 75 percent from last year and months of supply rising to about eight months. Despite that added supply, about half of recent sales closed above list price and the average sale-to-list ratio edged above 101 percent, signaling that well-priced homes can still attract strong offers.
Buyer and seller activity are both picking up, with new listings surging more than fivefold year over year and pending sales more than tripling over the same window even as actual closed sales held steady.
