Inventory and contract activity in Ukiah are shifting when viewed over the latest rolling three-month period ending in June 2026. Active listings are down about 11% from a year ago, while homes sold have also dipped roughly 10%, signaling slightly slower closed activity. At the same time, pending sales are up more than 18% year over year, suggesting more homes are moving into contract even if they have not yet closed.
Pricing has softened somewhat while still holding near recent levels. The typical home value is down about 3% from last year’s rolling three-month period, and median list prices are essentially flat year over year. With a median price per square foot around $332 and an average sale-to-list ratio near 98%, sellers are still achieving close to their asking prices.
Timing dynamics show a market that is active but not overheated. Median days on market are 52 in the current rolling window, similar to last June, and about 43% of homes go off market within two weeks, indicating some listings still move quickly. Months of supply has risen to 5.3, higher than last year’s 5.8 but still aligning with the current seller’s market gauge. Around one quarter of homes are selling above list price, slightly lower than last year’s share.
