Inventory in Ukiah has shifted noticeably in this rolling three-month view. Active listings are down more than 20 percent from a year ago, yet months of supply has jumped dramatically to about three times last year’s level, signaling a slower pace of sales. Homes sold over the period have fallen sharply year over year, and new listings are also coming to market less frequently.
Prices are reacting with modest upward pressure despite the slower activity. The typical home value is up nearly 5 percent from a year earlier, and the median list price has climbed even more, rising more than 8 percent year over year. Market tempo has cooled substantially, with the median days on market stretching to roughly three months compared with much faster selling times a year ago. Pending sales are down year over year even though they have picked up recently on a month-to-month basis, pointing to a market that is active but not overheated.
