Year-over-year, Chico’s rolling three-month home values have dipped slightly, with the typical home value down around 4% and median list prices off by nearly 5%. At the same time, closed sales are up about 10% compared with a year ago, showing more buyers are successfully completing purchases even as prices ease a bit.

In the latest rolling three-month period ending in May 2026, homes typically sold for about $467,000, very close to the median list price of roughly $466,000. The average sale-to-list ratio of just under 100% signals that most sellers are getting almost exactly what they ask.

Inventory has inched higher, with active listings roughly flat compared with a year ago but months of supply down more than 23%, to 2.6 months, which supports a seller’s market. With a median of 32 days on market and about 45% of homes going off-market in two weeks, well-priced properties still move quickly.
