April’s finalized data reported the typical value of a home in the neighborhood to be $2,308,500—up 3.75% over the previous 12 months. For comparison, city-level data pegged home values at $1,555,000 in Berkeley for the most recent reporting period. That number is expected to float around $1,622,500 in May.

Northbrae had 9 new listings and 7 listings that went under contract in April, decreasing the area’s total available inventory to 2—down 33.33% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Northbrae grew 7.79% from March to April, bringing the current median listing price to $1,695,000. Based on projected data for May, listing prices may continue to grow.
