Homes sold also increased by double digits compared with a year ago, and pending sales show similarly strong gains. Homes are taking a median of 51 days to go under contract, much longer than a year ago, yet roughly one in five sales still close above the asking price and the average sale-to-list ratio hovers around 95 percent. With 73 homes sold and 84 pending in this recent three-month window, activity remains steady and nuanced.
