Inventory in El Segundo has expanded in this rolling three-month view, with active listings up year over year while homes sold have dropped nearly 34 percent. New listings are also down almost 13 percent from a year ago, so more of today’s supply reflects homes staying on the market longer. Months of supply has climbed sharply compared with last year to about 5.7 months, signaling conditions that are less tight than before.

About 35 percent of recent sales closed above list price, and the average sale-to-list ratio is essentially at parity, just under 100 percent, showing that well-priced homes can still attract solid offers.
