Over the latest rolling three-month period ending in September 2026, Big Bear Lake home values are essentially flat compared with a year ago, even as listing prices have pushed higher. The typical home value is just under last year’s level, while the median list price has climbed more than 12 percent year over year, pointing to sellers testing higher price points. Inventory has also edged up slightly from a year ago, with active listings up around 7 percent.
Conditions on the ground show a market with substantial supply and selective demand.
