Inventory in Butte County has been building, with about 916 active listings in June and a modest rise from last month. New listings also increased more than 15 percent month over month, while homes sold climbed over 14 percent. Pending sales are up by a similar margin, pointing to solid buyer activity and steady contract flow.

Prices are adjusting amid this activity, with the typical home value slightly below last month and roughly flat compared with a year ago. List prices, however, are up more than 3 percent year over year, suggesting sellers are still testing higher asking prices even as conditions cool from earlier in the year.

Homes are taking longer to sell, with the median days on market rising to 43, and only about 20 percent of sales closing above list price, down sharply from May. Months of supply has edged down to 3.2, matching the statewide level and keeping Butte County in light seller’s market territory even as the average sale-to-list ratio hovers just under 100 percent.
