October’s finalized data reported the typical value of a home in the neighborhood to be $1,405,000—up 4.85% over the previous 12 months. For comparison, city-level data pegged home values at $1,495,000 in Irvine for the most recent reporting period. That number is expected to float around $1,467,500 in November.

University Park had 10 new listings and 12 listings that went under contract in October, decreasing the area’s total available inventory to 10—down 33.33% from the previous month. Inventory is projected to have further decreased in November.

The median listing price for homes in University Park fell 0.0% from September to October, bringing the current median listing price to $1,337,500. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
