Year-over-year, Littlerock’s rolling three-month data shows softer prices and slower sales activity overall. The typical home value is down more than 13% from a year ago, and homes sold have fallen by roughly 71%, even as the share of properties closing above list price has climbed about 22 percentage points.

Looking at the latest rolling three months through May 2026, prices appear relatively stable in the short term while supply has expanded. The median sale price sits around $425,000, with about 6.4 months of supply, more than triple last year’s level, and active listings are down sharply from a year ago despite a recent month-to-month bump.

Buyers will notice that homes are moving faster than last year, with the median days on market now just 18 and roughly half of recent sales going under contract within two weeks. Sellers, meanwhile, are seeing an average sale-to-list ratio essentially at 100%, but with fewer closings overall and more inventory to consider, pricing and strategy matter more than ever.
